Welcome to GuestArm. These Terms of Service govern your access to and use of the GuestArm platform, including our websites, mobile interfaces, APIs, and official Telegram bot (@guestarm_bot). By accessing or using GuestArm, you agree to comply with and be bound by these terms.
• Marketplace Role: GuestArm operates exclusively as an online marketplace and technological intermediary connecting guests seeking vacation rentals and leisure venues with independent property owners and hosts across Armenia. • Non-Ownership Disclaimer: GuestArm does not own, manage, inspect daily, or operate the properties listed on the platform. All rental agreements and house rules are entered directly between the host and the guest. • Scope: These Terms apply to all visitors, registered guests, and verified property hosts.
• Eligibility: You must be at least 18 years of age and legally capable of entering binding agreements under Armenian law to register an account or make a booking. • Accurate Information: Users agree to provide truthful, accurate, and current profile and contact information. Hosts are required to provide verified tax and identity information (HVHH / PSN) in accordance with Armenian tax legislation. • Account Security: You are solely responsible for maintaining the confidentiality of your credentials and for all activities conducted under your account. • Telegram Bot: Connecting with @guestarm_bot provides instant real-time booking alerts, status updates, and support notifications.
• Currency & Pricing: All venue prices, cleaning fees, and service charges are displayed in Armenian Drams (AMD). Nightly rates, weekend premiums, and seasonal overrides are set directly by hosts. • Licensed Gateways: GuestArm securely processes guest payments through licensed Armenian banking institutions and gateways, primarily Ameriabank (vPOS / ArCa / Visa / Mastercard) and Idram. • Zero Card Storage: We do not store sensitive credit card data or CVV codes on our servers. • Host Payouts: Payouts to hosts are scheduled and transferred automatically following verified check-in, net of applicable platform service fees.
• Standard Policy: Guests may cancel confirmed bookings in accordance with the cancellation policy indicated on the property listing at the time of reservation. • Full Refunds: When eligible under the active policy or for cancellations made within permitted free cancellation windows, refunds are issued back to the original payment method through the banking gateway. • Host Cancellations: If a host cancels a confirmed reservation without valid justification, GuestArm reserves the right to issue a full refund to the guest, assist with rebooking, and apply host penalties.
• Accuracy: Hosts must ensure that listing details, photos, amenities, pricing, house rules, and GPS locations are authentic, truthful, and up to date. • Calendar Synchronization: Hosts are responsible for keeping availability accurate across platforms using iCal synchronization or direct calendar updates to prevent double bookings. • Compliance: Hosts are solely responsible for complying with all applicable Armenian municipal regulations, safety standards, and rental income tax obligations.
• Property Respect: Guests must abide by host house rules (quiet hours, smoking rules, pet policies, and maximum occupancy limits). • Property Damage: Guests are financially responsible for leaving the property in the condition it was received and for any damages, breakages, or excessive cleaning required resulting from their stay. • Security Deposits: When applicable, security deposits are authorized and released according to the listing terms.
• Authentic Reviews: Reviews and star ratings must reflect genuine, first-hand experiences and must not contain defamatory, abusive, or discriminatory content. • Prohibited Behavior: Users may not circumvent platform booking systems, attempt off-platform fee evasion, post fraudulent listings, or harass other community members.
• As-Is Platform: GuestArm provides the platform on an "as is" and "as available" basis without warranties of uninterrupted availability. • Intermediary Disclaimer: To the maximum extent permitted by Armenian law, GuestArm shall not be held liable for indirect, incidental, or consequential damages, personal injury, property loss, utility outages, or disputes between guests and hosts.
• Applicable Law: These Terms of Service are governed by and construed in accordance with the substantive laws of the Republic of Armenia. • Dispute Resolution: Parties agree to resolve any dispute through good-faith informal negotiations. Unresolved claims shall be submitted to the competent courts of Yerevan, Republic of Armenia.
• Amendments: We reserve the right to update these Terms.
